
MURAL
Situated at the corner of Russell and Division Streets, this mixed-use development reimagines a pivotal site in Detroit’s historic Eastern Market—one of the nation’s largest and oldest public market districts, where over 40,000 visitors arrive on peak weekends. Drawing on the area’s rich heritage as a hub for food distribution, cultural exchange, and public art, the project blends market activity, housing, and community programming into an architecture that is both rooted in place and forward-looking.
The building’s two-storey brick podium recalls the scale, rhythm, and materiality of the original market sheds constructed in the late 19th and early 20th centuries. This robust base supports an elevated residential volume, lifted above a semi-public third-level courtyard that brings light, air, and social interaction into the heart of the project. The design responds directly to Eastern Market’s demographics—where 94% of residents rent, median incomes remain low, and there is a pressing need for affordable housing—by integrating a range of unit sizes, including micro-units, studios, and compact one-bedrooms to suit single occupants and young professionals while keeping rents accessible.
Ground-level retail and restaurant spaces activate the street, while a second-floor community hub provides co-working facilities, meeting rooms, and multipurpose event space connected directly to the courtyard above. Open-air walkways give access to upper residential units, eliminating enclosed corridors and aligning with defensible space principles that enhance safety and encourage informal social oversight. Each unit incorporates a semi-private loggia to extend living space outdoors.
Central to the project’s cultural identity is the preservation of the original brick façade from the pre-existing building, bearing a mural by Windsor-based artist DENIAL (Daniel Bombardier). Known for his vivid, satirical works critiquing consumerism and mass media, DENIAL’s mural is retained, restored, and repositioned as a freestanding public art wall at the street edge. This approach preserves its authentic scale, patina, and street-level impact while transforming it into a civic landmark and gathering point.
Complementing this preserved mural is a kinetic street-facing elevation inspired by the rotating panels of New York’s Storefront for Art and Architecture. Here, pivoting panel modules animate the façade throughout the day, modulating transparency, light, and shadow. This dynamic interface blurs the threshold between public street life and private interior, engaging passersby and ensuring the building remains an active participant in the neighborhood’s ongoing story.
The podium’s deep brick arches establish a dialogue with the historic context, while the elevated residential volume is clad in articulated glass and metal panels, arranged via parametric design to reflect unit layouts. High-performance envelope systems, natural cross-ventilation via the courtyard parti, and reduced mechanical demands contribute to environmental performance. The project also integrates landscaped terraces and green roofs to improve stormwater management and enhance biodiversity.
By uniting affordable housing, market retail, community amenities, preserved public art, and interactive architecture, this development functions as both a residence and a civic space. It respects the legacy of Eastern Market while actively shaping its future—embedding the vibrancy of its street life, the permanence of its history, and the adaptability of its design into the heart of Detroit’s urban fabric.
