NewCastle on the Hill

Located in the heart of Newcastle, Ontario, this master-planned community is designed to establish a vibrant, pedestrian-friendly neighbourhood that harmonizes with its surrounding residential context while introducing a contemporary urban character. The development is composed of a diverse mix of building types, including a mid-rise apartment building, a series of stacked and street townhouses, and a mixed-use building that activates the street edge with ground-floor retail. Together, these components create a cohesive yet varied streetscape that encourages walkability, social interaction, and a sense of place.


The master plan integrates 235 residential units, distributed across multiple building typologies:

  • Building 1: 5-storey apartment building with 153 units, providing a range of 1-, 2-, and 3-bedroom dwellings.

  • Buildings 2, 3 & 4: Stacked and street townhouses totaling 64 units, each with direct access to landscaped public and semi-private spaces.

  • Building 5: Mixed-use block with 5 retail units at grade and 6 residential units above, serving as a commercial hub for both residents and the broader community.

The site plan balances density with open space, incorporating landscaped buffers, street trees, and amenity areas that foster community gathering while maintaining privacy for residents.


The architecture draws from a contemporary urban vocabulary, using a composition of brick masonry, modern cladding panels, and deep fenestration to provide richness and depth to the facades.

  • Warm-toned brick defines the residential blocks, grounding them in Newcastle’s historical material palette and tying them to the town’s built heritage.

  • Contrasting grey and neutral cladding panels frame key architectural elements, adding modernity and precision to the overall composition.

  • Vertical and horizontal articulations create visual rhythm, breaking down the massing to a pedestrian scale while maintaining an overall coherence across the site.


The development is intentionally oriented toward the public realm, with primary facades engaging directly with the street edge. Building 5’s retail frontage introduces transparency and activity at grade, while townhouse entries and stoops promote interaction between residents and passersby. Wide sidewalks, continuous tree planting, and integrated seating areas reinforce the neighbourhood’s pedestrian-oriented identity.


The master plan emphasizes passive design strategies through building orientation, generous glazing for daylight access, and landscaped areas that mitigate heat island effect. Private balconies, rooftop terraces, and shared outdoor spaces expand the range of living environments, offering both social and retreat-oriented outdoor experiences.

Through its careful mix of uses, human-scaled massing, and architectural detailing, the Newcastle on the Hill development redefines residential living in this growing Ontario community — delivering density, diversity, and design quality in a context-sensitive urban form.
