qBIX

QBIX is based on a needs analysis which leads to the current housing crisis in availability related to accessibility of suites and the cost of housing and living in Toronto today. Toronto currently faces a significantly higher rental market as opposed to household owners.
The increase in rental market is directly correlated to the increase of prices of homes in the Greater Toronto Area. The revitalization of Alexandra Park and proposal of The Frame will provide access to affordable, adequate and suitable housing which is the ultimate key to a healthy
and complete community.
In partnership with Strongwell, the proposal for qBIX, Toronto’s first modular constructed apartment building, initiates the provision for the city’s need for small and affordable households. The fifteen-storey building includes 102 micro-units (200sf), 141 2-bedroom units (400sf)
and 44 3-bedroom units (800sf), all which are reserved for affordable housing. A daycare, retail, beauty salon, and residence and visitor parking are located within the podium of the building.
The buildings design is meant to serve as a new prototype for a repeatable system of housing that can be easily adapted, stacked and deployable across a range of urban contexts. The building is made up of 287 pre-fabricated modular units supported within a beam and colum
framing system that sits on a concrete superstructure 9 meters above grade supoorted by large mushroom columns. MEP systems are pre-installed off-site by the modular manufacturer while applicances and interior finishes are installed after the modules are assembled on site and slotted into the framing system.
The chosen site is located in Toronto Ontario in a vibrant downtown community called Alexandra Park. Alexandra Park has been chosen as the site in context to respond to a current development that is proposed in the city of Toronto as a revitalization proposal to the neighbourhood to provide new land and built form, attractive and accessible open spaces to the community. QBIX development in the Alexandra Park community directly responds to the housing and demographic issues Toronto currently faces.
